Near Gander at Joe Batts Pond, Central/Interior
While summer is slowly coming to an end, fall is one of the nicest times of the
year to spend at this cabin.
This cozy, rustic, spotlessly clean two bedroom cabin (24 feet x 28 feet plus
screen room and upstairs loft for bedroom and storage) located on an acre of
granted land (90 metres x 45 metres) on Joe Batt's Pond, a short distance from
Gander. There is water frontage on two sides of the land.
Access is on Joe Batts Pond main road and then a side road which is good for a
truck or car for much of the year. Snow has been cleared on the main road by
some of the cabin owners for the past two winters. The cabin can also be
accessed by snowmobile or all terrain vehicle when conditions allow.
The main level has a kitchen, a living room and a dining room in an open area
as well as a master bedroom and a bathroom that has a tub/shower with a hot
water propane on demand system. The kitchen has a propane refrigerator and a
propane range which are included in the purchase price.
A pump brings water from the pond. Electricity is from a 3000 watt Honda
generator; when the generator is not turned on, a battery with an inverter
provides power for lights. Discussion is ongoing to make arrangements for
cabins in this area to be connected to the provincial electrical grid but no
specific plan is yet in place. The pump and the Honda generator is included.
The living room has a Pacific Energy wood stove; there is a 10 foot x 12 foot
screened sun room on the front of the cabin. The large detached shed has three
separate sections with separate doors, one of which is a wood storage area. The

system was professionally installed.
Cell phone reception is great. All large appliances and nearly all the
