2 Jensen Camp Pl, St. John's, NL. $265,000. MLS 1230460. This centrally located
2-apartment home backs on a greenbelt and features a unique floor plan, with
the units existing side-by-side, rather than above and below. Each unit is two
stories, and the side-by-side layout means neither apartment is a basement
apartment, and noise transfer is minimal. Each unit also has its own private
deck and yard space, and its own laundry. Perfect for someone who wants to live
in one unit and rent the other, or for an investor to offer out two
above-ground units. The main unit is leased until July 2021 for $1,050, POU,
and the one-bedroom apartment is leased until October 2021, for $875, POU. With
a mortgage payment of only $1,016 (based on a 1.25 % 5-year variable rate, with
5% down payment) this property offers excellent cash-flow potential, or live in
one unit and use the income from the other to help cover the mortgage. The main
unit (left) features 2 generous bedrooms and one smaller room, with access to
the private side patio, that could be used as a 3rd bedroom or an office, and a
large bathroom with whirlpool tub and corner shower. The very spacious
one-bedroom unit (right) has a large bedroom and also an open loft area outside
the bedroom (with access to the private deck) that would make an excellent
office or additional living space. There is also a detached garage. The
over-size lot and greenbelt provides plenty of outdoor space and privacy for
each unit, and multi-car parking. Check out the 3D virtual tours of each unit!

Interested in an older style home but one that has been well maintained? Like
the notion of being close to downtown with just enough distance to enjoy the
restaurants, coffee houses, boutique shopping and perhaps even the nightlife,
without living right in the heart of the action? Does off-street parking,
sufficient for a couple of vehicles, with access to the backyard sound
enticing? And, would you be attracted to a large lot that looks beautiful in
its natural way, but could be cultivated to suit your own outdoor taste and
interests? While still retaining some of its old style charm, you’ll be
delighted to know that the siding was done in 2014, a torched on roof in 2015,
oil tank in 2017, flooring on the main & upstairs in 2019, with other items in
recent years including a front door and oil furnace, to name a few. Certainly,
a feature on the main floor to catch your eye is the spacious family room off
the kitchen, giving you beautiful changing season views of the yard. You’ll
also note that there is space for further development in the basement, should
you be so inclined, with one room having been used as a bedroom over the years.
A future vision may even be to build an upstairs balcony that would give you an
additional view of the south side and the harbour! Book your viewing, let your
imagination run wild and allow your own personal décor start to formulate! It
really can be that simple!

357 Main St., Baytona is the address of the property. Just off the highway at
the beginning of the towns waterfront. The property has 125’ frontage and 200’
back. All granted land (No yearly fee to crown lands)with wide driveway already
installed along with a Future Steel (Very little maintenance) garage completely
finished on the property. Garage is 25’ wide by 30’ long and at the back edge
of property. Lots of land left for a large house if desired. Property has water
and septic approval for a 2 bedroom house but land is large enough that it
shouldn’t be a problem to get approval for a larger house if desired.
Property has about 50 loads of pit run fill already. Might need another 15 or
20 loads to completely level off the land once house and septic is installed. I
had the land built up to street level. The land hasn’t had any trouble with
draining excess water in spring.
Back of the property has a trail that links directly up to the snowmobile
trails in winter that go all the way to Glenwood or Gander Bay. You can leave
home on your snowmobile and ride all day without having to cover the same area
twice. In summer Baytona has its own slipway to launch a boat and is open to
everything the Atlantic Ocean in North Dame Bay has to offer. This property is
excellent for anyone who appreciates Central Newfoundland’s wild wilderness and
scenic beauty but doesn’t want to spend a fortune for a piece of property big
enough to hold everything their lifestyle offers.
Baytona doesn’t have property tax, only a $250 garbage removal fee per year.
Very inexpensive property to maintain.
Property is ready to start building on when you are.
I am selling because I have decided to move to Labrador permanently.
