from Trans Canada highway down Heritage Run (Burin Highway). This two bedroom
cabin sits in front of a small trout pond and a reliable brook that provides

wraparound bridge with views of the bakeapple peatlands valley, where moose are
common visitors. The valley is flanked on both sides by classic Newfoundland
highland barrens, with reliable blueberry, cranberry and crowberry bushes. The
cabin is about 1500m from five-mile pond.
The cabins has an indoor bathroom with flushing toilets, however no running
water is installed yet. A 5-gallon, passive gravity water filtration system is
currently being used for piece of mind. Kitchen has a propane range, mini
refrigerator, and microwave. Cabin is wired for 110V and is powered by 3500watt
generator that provides more than enough juice to power electric power tools
for future renovations A wood stove provides heat and there is a winter supply
of dry birch on hand.
Cabin has all year access by ATV or Snowmobile. Cabin is also easily accessed
by foot from the TCH is about 20 minutes. Cabin is extremely private and, in
the summer, we typically only seen 1 or 2 berry pickers in the distance.
Sell include everything on site, less a few sentimental personal items
including a 2003 Bombardier Traxter MAX 500 (in working condition) and specific
directions to our hidden but very productive bakeapple grounds. Successful
buyers will assume the crown land lease and I will make initial introductions
